The Property was constructed in 2014 as a build-to-suit for Atlas Copco Assembly Systems, LLC (the “Tenant” or “Atlas Copco”), a wholly-owned subsidiary of Atlas Copco AB (the “Parent” or “Guarantor”). Atlas Copco AB produces electric and pneumatic tools, assembly systems, and services used in industrial applications for automotive and general industries around the world. Founded in 1873, Atlas Copco AB operates in more than 180 countries with over 44,000 employees, and maintains an investment-grade credit rating of A+ from Standard.

Business Essential Attributes

Atlas Copco established a presence in the Detroit area in 1984 and has been located in Auburn Hills since 2003. The Property functions as Atlas Copco’s headquarters in North America (its sole U.S. location) and is utilized for the assembly, testing, and research and development of prototypes of industrial tooling, fastening and compressor devices. Atlas Copco signed a new 11-year lease commencing in October 2014, and has made a significant investment to customize the design and function of the Property to its specifications. The Property doubles the size of the Tenant’s former facility and allows additional capacity for future growth. Several of the Tenant’s customers are located within Auburn Hills and the Tenant has expressed its commitment to the business-friendly city of Auburn Hills.
