The Bank of America Corporation (“Company” or “BofA”) buildings, located at 450 American Street, Simi Valley, California (“450 Building”) and 1800 Tapo Canyon Road, Simi Valley, California (“1800 Building”) are two office buildings that total 480,158 SF (“Portfolio”). Both buildings are fully leased to Bank of America N.A. (“Tenant”) pursuant to triple-net leases with 5.4 years remaining on each lease and 3.00% annual base rental rate increases. The two facilities primarily function as home loan mortgage servicing centers, but they each have unique specialized features that only a select number of BofA buildings in the country provide. In addition to being major home loan servicing centers, these properties are part of a short list of buildings leased by the Company that house business essential attributes for both cyber security and document storage. Bank of America Corporation is a global leader in a large variety of banking services and ranked number 26 on the 2017 Fortune 100 list.

Business Essential Attributes

The Tenant has a long-standing operating history at the Portfolio. The 450 Building was purchased by BofA/Countrywide in 1992 and the 1800 Building in 1998, and both have been occupied by the Tenant ever since. The Company’s long-term commitment to the Portfolio is highlighted by their 86-month sale-leaseback in November 2013 and their onsolidation of employees from shuttered buildings in the local market into the Portfolio. Both buildings are operating at close to maximum efficiency with the 1800 Building having 1,100 employees and the 450 Building 1,000 employees.
