Property Description

The Huntington Ingalls Distribution Center consists of two business essential industrial buildings that total 515,486 square feet located in Hampton, VA (the “Property”). The Property is 100% occupied by Huntington Ingalls Industries Incorporated (the “Tenant”), who recently executed a 12.6 year lease expiring on December 31, 2027, and will utilize the Property as their primary warehouse and distribution facility. The Tenant is a whollyowned subsidiary of the parent company Huntington Ingalls Industries, Inc. (the “Parent” or “Company”), which is one of the largest shipbuilding companies in the U.S. and sole provider of aircraft carriers to the U.S. Navy, as well as one of two firms that provide the U.S. with submarines, and is rated “BBB-” by Standard and Poor’s.

Business Essential Attributes

The Property is the result of the consolidation of two existing warehouses and will serve as an essential warehouse and distribution facility for the Tenant as part of their $4 billion contract in early 2015 with the U.S. Navy to build the second of a new class of aircraft carriers. The buildings will be utilized as a main storage and distribution center that support the assembly and manufacturing functions taking place at the Tenant’s nearby corporate headquarters location in Newport News and is strategically positioned in close proximity to the shipyard.

ADDITIONAL PROPERTY INFORMATION

The Tenant is the Parent’s main operating subsidiary that wholly owns both operating segments: Ingalls Shipbuilding and Newport News Shipbuilding. The Property is located in the Hampton Roads MSA which is the 4th largest MSA in the Southeast with a population of over 1.6 million people. Furthermore, the Property is located in close proximity to the port of Virginia which is one of the fastest growing ports and was ranked in the top five nationally in 2014.
