The Property is leased in its entirety to Toshiba TEC Corporation (the “Tenant” or “Toshiba TEC”) through April 2028, and is subleased to Toshiba Global Commerce Solutions, Inc. (“TGCS”), a subsidiary of the Tenant, which utilizes the building as its corporate headquarters. The Property was originally constructed in 1999 as a build-to-suit for IBM Corporation, which has owned and occupied the Property since completion. TGCS was created when Toshiba TEC acquired IBM’s Retail Store Solutions business for $850 million in 2012, and today the company is a leading supplier of retail point-of-sale systems and integrated in-store solutions for retailers globally.
