Mr. Shields founded Griffin Capital in 1995, serves as the Company’s Chairman and Co-Chief Executive Officer, and is based in the firm’s headquarters in El Segundo, CA. Griffin Capital is the sponsor of a series of Reg. D Private Placements, including the Griffin Capital Qualified Opportunity Zone Funds I-IV, Griffin Capital Development Partners Fund II and a series stand-alone multifamily Delaware Statutory Trust offerings (collectively representing approximately $2 billion of equity committed to supporting the ground-up development and/or acquisition of 34 multifamily communities totaling over $3.74 billion in total project costs).
Griffin Capital previously sponsored two ‘40 Act Interval Funds: the Griffin Institutional Access® Real Estate Fund and Griffin Institutional Access® Credit Fund, for which Mr. Shields served as the President for each fund and also served as the Chief Executive Officer of Griffin Capital Advisor, LLC and Griffin Capital Credit Advisor, LLC, each SEC-registered investment advisors and the advisor to Real Estate Fund and the Credit Fund. The Interval Fund management business and the advisors thereto were sold to Apollo Global Management, Inc. in May 2022 (representing approximately $6.5 billion in equity).
Griffin Capital has also sponsored or co-sponsored a series of public, non-listed real estate investment trusts including: Griffin-American Healthcare REIT II, Inc. (sold to Northstar Realty Finance, Inc. in December 2014 for $4 billion), Griffin-American Healthcare REIT III, Inc. and Griffin-American Healthcare REIT IV, Inc. (which trusts were merged and the management team internalized into the combined $4.7 billion healthcare REIT in October 2022 and was listed on the New York Stock Exchange in February 2024) and Peakstone Realty Trust, Inc. (“PKST”), an entity formed via the April 2019 $4.7 billion merger of Griffin Capital Essential Asset REIT, Inc. and Griffin Capital Essential Asset REIT II, Inc, (the management team was internalized in December 2018 and PKST subsequently acquired via merger $1.1 billion of assets from the former CCITII REIT to form a $5.8 billion enterprise, which was listed on the New York Stock Exchange in April 2023). Mr. Shields formerly served as the Chief Executive Officer of each Griffin Capital Essential Asset REITs until their internalization and served as the Executive Chairman of the Board of Directors until its listing. Mr. Shields also formerly served as a Board of Director’s observer for each of the Griffin-American Healthcare REITs until their internalization. Mr. Shields was formerly the Chairman and Chief Executive Officer of Griffin Capital Securities, LLC, a FINRA-registered broker-dealer that served as the dealer manager for the REITs and a series of Reg. D private placements sponsored by Griffin Capital and the exclusive wholesale marketing agent for Credit Fund and the Real Estate Fund. Griffin Capital Securities was also sold to Apollo in a transaction that closed March 1, 2022.
Before founding Griffin Capital, Mr. Shields was a Senior Vice President and head of the Structured Real Estate Finance Group at Jefferies & Company, Inc. in Los Angeles and a Vice President in the Real Estate Finance Department of Salomon Brothers Inc. in both New York and Los Angeles. Over the course of his 35-year plus real estate and investment banking career, Mr. Shields has structured and closed over 300 transactions totaling in excess of $30 billion of real estate acquisitions, financings and dispositions.

In this capacity, Mr. Rosenthal is responsible for directing the firm’s strategic vision and advancing key initiatives across the organization. With extensive experience and expertise in both the financial services and real estate industry, Mr. Rosenthal has authored whitepapers on real estate investing and associated financial planning strategies. He is highly regarded for his thought leadership and is often featured in industry publications and events, offering insight into the current investment dynamics in the property markets. Mr. Rosenthal has been involved in the underwriting and acquisition of multifamily and industrial real estate investments and has been directly responsible for raising over $2 billion of investor capital across various real estate strategies and investment structures.

Paul De Martini serves as Chief Investment Officer at Griffin Capital, where he is responsible for overseeing the firms Acquisitions, Portfolio Management and Asset Management divisions. Mr. De Martini directs investment strategy and execution across all firm strategies and serves on the Investment and Executive Management Committees.
Prior to joining Griffin, Mr. De Martini served as Senior Managing Director at Tishman Speyer where he was responsible for the company’s operations across their Southern California and Washington D.C. Regions. His responsibilities included oversight of acquisitions, dispositions, asset management, and development. He previously worked in investment banking at Merrill Lynch and as a consultant for Andersen Consulting. Mr. De Martini is a member of the Urban Land Institute and currently serves in leadership of its U.S. Product Councils.

David Platter serves as Co-Chief Executive Officer of Griffin Capital Residential Partners where he responsible for strategy formation, structuring, and execution of the Build-to-Rent business at Griffin Capital.
He previously served as Co-Chief Investment Officer at Capital Square, where he led the firm’s investment strategy and execution, with a focus on residential housing. Prior to joining Capital Square, Dave led the build-for-rent division at Amherst, one of the largest owners and operators of single-family rentals in the U.S., with a national portfolio of more than 45,000 homes and $17 billion in assets under management. At Amherst, he oversaw investment strategy, capital formation, and operations for the firm’s private equity build-for-rent platform.
Earlier in his career, Dave was the co-founder of Southern Creek Capital, a boutique investment manager focused on single-family rental and multifamily investments. Prior to that, he worked at the JBG Companies (now JBG Smith, NYSE: JBGS), where he led the development of multifamily and mixed-use properties. Dave began his career in the asset management division of J.P. Morgan in New York.

He previously served as Co-Chief Investment Officer at Capital Square, where he led the firm’s investment strategy and execution, focused on residential housing. Mr. Snell serves as the Chief Financial Officer for Griffin Capital Company, LLC and oversees all accounting, tax, reporting, treasury, investor operations, and related functions. Prior to joining Griffin Capital, Mr. Snell served as Senior Vice President of Finance for Turner Impact Capital, one of the country’s largest real estate social impact investment firms focused on the development of education and healthcare facilities and the enrichment of affordable workforce housing in underserved communities nationwide. During his tenure at Turner Impact Capital, he was responsible for leading all accounting, tax and valuation matters, financial and investor reporting, and internal controls and treasury functions across all private equity funds and the investment adviser. Prior to Turner Impact Capital, Mr. Snell was the Controller of Mesa West Capital, a leading U.S. commercial real estate lending platform, where he managed the accounting and reporting functions across all real estate credit funds and the investment adviser, including the integration of various processes and systems resulting from the acquisition of Mesa West Capital by Morgan Stanley. Prior to Morgan Stanley/Mesa West Capital, Mr. Snell started his career at KPMG, managing multiple financial audits of various public and private real estate funds and financial services clients.

Shannon Snell serves as the Chief Legal Officer of Griffin Capital Company, LLC. Prior to joining Griffin Capital, Mrs. Snell was a partner at the law firm of Allen Matkins Leck Gamble Mallory & Natsis, where she represented real estate private equity firms, developers, and investors in the purchase and sale of billions of dollars of real estate in markets across the country, including the acquisition of T-Mobile’s headquarters for $470 million and other significant transactions. Mrs. Snell has also represented landlords and tenants in leasing millions of square feet of space.
Mrs. Snell received the Los Angeles County Bar Association’s Outstanding Young Lawyer Award in 2023 and has been recognized as a Southern California Rising Star by Super Lawyers since 2020. She has lectured at Pepperdine University Business School and the nation’s top brokerage firms on acquisition and lease negotiation tactics and has been published in business and trade journals.

Mr. Marohnic is the Managing Director of Portfolio Management at Griffin Capital and is responsible for helping to develop and oversee the execution of the investment strategy for the various investment vehicles managed by the firm. In this capacity, he is involved with identifying target markets, asset selection, underwriting, debt executions, dispositions, portfolio management, and maximization of value. Mr. Marohnic interfaces with the firm’s executives across Acquisitions and Asset Management.
Mr. Marohnic originally joined Griffin Capital in 2015 as an Associate and was responsible for assisting in the underwriting of acquisition opportunities for Griffin Capital-sponsored investment vehicles. He rejoined Griffin Capital in May 2018 after serving as an Associate Vice President for Mirae Asset Global Investments where he focused on the acquisition and development of commercial real estate assets across the United States.
During his career, Mr. Marohnic has been involved in the acquisition, financing, development, management, and disposition of over $6.0 billion of commercial real estate transactions throughout the United States. He holds an MBA from the University of California, Los Angeles – Anderson Graduate School of Management, and an M.S. and B.S. from Arizona State University.

Mr. Blomstrand serves as Managing Director of Asset Management at Griffin Capital Company, LLC. In this role, he oversees a nationally diversified multifamily portfolio, implementing value-creation strategies, monitoring operating and financial performance, and overseeing budgeting and business planning.
Before joining Griffin Capital Company, Mr. Blomstrand served as Managing Director and Head of Asset Management for Diamond Realty Management America, the U.S.-based investment management company of Mitsubishi Corporation. In this position, he was responsible for implementing and overseeing the asset management division of Diamond Realty’s nationwide multifamily-focused real estate portfolio for their international clients.
Prior to working at Diamond Realty, Mr. Blomstrand was a Managing Director at American Realty Advisors, where he oversaw all asset management and portfolio management activities for several of the largest separate account pension fund clients in the U.S. Throughout his career, Mr. Blomstrand has focused on all aspects of the life cycle of real estate investments from development through stabilization and eventual disposition, to implementing and overseeing asset- and fund-level investment strategies. Additionally, Mr. Blomstrand has extensive experience working with joint venture partners as well as domestic and international institutional investors.
Mr. Blomstrand received a B.A. from the University of California at Los Angeles. He is a member of the National Multi-Housing Council and is on the Leadership Committee for Urban Land Institute SoCal. Brandi Gordon serves as Senior Vice President, Head of Human Resources (HR) for Griffin Capital Company. She is responsible for the strategic direction and operational execution of the HR function, including performance and compensation management, organizational effectiveness, rewards and recognition, and talent management.
Prior to joining Griffin Capital in her present role in 2018, Mrs. Gordon was a Senior Human Resources Consultant for ABD Insurance and Financial Services, where she managed strategic initiatives and fulfilled outsourced HR leadership roles for several companies including Griffin Capital. Collectively, Mrs. Gordon has fulfilled an HR role with Griffin Capital since 2012. Prior to her consulting tenure, Mrs. Gordon led HR teams in several senior management-level HR positions in her positions with Wells Fargo, Wachovia National Bank, and First Union Bank. She has also served as an instructor for the Society of Human Resources Management.
Ms. Gordon began her career in human resources and has over 30 years of experience leading the function in the financial and professional services sectors. Debi Sambuchi serves as Senior Vice President, Head of Marketing for Griffin Capital Company. Mrs. Sambuchi also oversees the digital marketing initiatives across various media platforms.
Mrs. Sambuchi joined Griffin Capital in 2005 as a Transaction Coordinator and assisted in marketing the firm’s 1031 Exchange and Delaware Statutory Trust transactions. During her tenure, Mrs. Sambuchi has evolved through several marketing positions and has become an integral part of the firm’s ability to adapt and succeed in various sectors.

He brings more than 24 years of multifamily investment management experience and has been responsible for acquiring more than 26,000 apartment units nationally with an aggregate value of more than $6.3B. Additionally, he plays an integral role in devising and executing Griffin Capital’s multifamily investment strategies.
Prior to joining Griffin Capital, Louis held executive-level positions with some of the nation’s largest multifamily investment managers, including Capmark Investments, The Hunt Companies, JRK Property Holdings, Resource REIT, and Lend Lease.
Louis holds a M.S. in Real Estate Finance and Development from New York University, an MBA in Finance from LaSalle University, and a BA in Economics from the University of Pittsburgh.

Riley Wilson serves as Senior Vice President of Acquisitions for Griffin Capital and is responsible for leading the multifamily acquisition activity for the western half of the U.S., which includes the acquisition of existing assets and providing JV equity for development.
Prior to joining Griffin Capital, Mr. Wilson was the Head of Multifamily Acquisitions at Kushner Companies based in New York City. He played a key role in transforming Kushner’s multifamily acquisitions strategy, expanding beyond its traditional Tri-State focus and establishing a major presence across the Southeast, Sunbelt, and Southwest. Since 2019, he has sourced, acquired, and closed on over 17,000 units across 10 states, totaling $3.25 billion in acquisitions – with strategies built from the ground up.

Mr. Messori is Director of Construction and Development for Griffin Capital Company, LLC. He focuses on the company’s development activities and plays an integral role in the direction and oversight of all development projects.
Prior to joining Griffin Capital in 2015, Mr. Messori was a Senior Vice President with Mar Ventures, Inc. where he developed over 2 million square feet of office, industrial and retail space along with obtaining entitlements for over 150 acres of land for over 2 million square feet of commercial space and more than 300 residential units. Prior to Mar Ventures, Mr. Messori was a Senior Manager – Real Estate with Hughes Electronics where he managed a portfolio in excess of 55 million square feet of leased and owned space with an asset value of over $10 billion.

Mr. Grab is the Director of Construction and Development for Griffin Capital Company, LLC, where he is involved in all multifamily projects from new development concept to completion, acquisition, construction, due diligence, and CapX. In this capacity, he plays an integral role collaborating with our development partners, construction and design teams, overseeing all phases of construction.
Prior to joining Griffin Capital in 2024, Mr. Grab was the Vice President, Director of Affordable Construction with Olive Tree Holdings where he assumed control of $41M in active renovations on 1,100 units achieving $4M in savings and oversaw the commencement of an additional $132M on 2,882 units. Prior to Olive Tree Holdings, Mr. Grab was the Vice President of Construction Management with Gardner Capital where he managed a new construction portfolio of more than $331M consisting of 2,500 units over three years. Mr. Grab also spearheaded the Construction Risk Management and Monitoring Group for U.S. Bancorp’s Impact Strategies, formally USBCDC. During his tenor there, he managed over $1.2B in new construction, renovation, historic adaptive re-use, mixed-use, affordable, and market rate real estate developments.
Mr. Grab has over 25 years of multifamily construction and development experience with more than $2.5B in construction and renovations, encompassing 15,770 units in multifamily developments nationwide. He holds an B.S. in Business Leadership and Management from Maryville University, a B.S. in Construction Management, and a Certificates in Project Management and Contract Management.

Prior to joining Griffin Capital, Mr. Guggenmos led multifamily research and modeling for Freddie Mac, the largest multifamily mortgage investor. During his time there, he developed data-driven insights regarding the broader economy and housing markets. He was responsible for multifamily business analytics, including market trends and forecasting. He also built financial models of market and loan performance utilized in economic capital and financial statements. He is a recognized researcher in the industry covering the economy, housing market conditions, rental affordability, and business analytics.
Before joining Freddie Mac in 1997, Guggenmos was a financial economist for the Federal Deposit Insurance Corporation. He holds a master’s degree in economics from American University and a BA in economics from University of Nebraska-Lincoln.

Mr. Lundy serves as Director of Tax for Griffin Capital Company, where he oversees the annual income tax reporting and compliance processes for Griffin’s funds and investment offerings. He also supports other departments within Griffin on tax-related projects and communications.
Before joining Griffin Capital, Jason was a Tax Director in the Real Estate industry specialty group at PricewaterhouseCoopers (PwC). His clients included some of the largest multifamily real estate developers in the U.S., with significant involvement in qualified opportunity zone businesses and funds, like-kind exchanges, REIT compliance, low-income housing tax credits, cost-recovery analysis as well private credit funds.
In addition to PwC, Jason has worked at Ernst & Young and Holthouse Carlin and Van Trigt, where he began his career specializing in real estate industry clients, including private equity funds and distressed debt portfolios.
Mr. Lundy is a Certified Public Accountant in California with over 13 years of experience in real estate industry income taxation. He holds a B.B.A. in Accountancy from the University of Notre Dame and a Master’s of Accounting from The Ohio State University.

Prior to joining Griffin Capital in 2020, Ms. Tello was Assistant Vice President of Asset Management at American Realty Advisors (ARA). Prior to that, she was an Asset Manager at Passco Companies, LLC.
Ms. Tello has over a decade of multifamily asset management experience and has asset managed over $4.0 billion of multifamily assets throughout the Unites States. She holds a B.S. from the University of Southern California – Marshall School of Business.

Mike Ullman serves as Vice President of Asset Management for Griffin Capital Company, LLC and is responsible for the operational and financial performance and oversight of Griffin’s portfolio of assets in the Southeast. He also supports the acquisition and disposition of investments, investor reporting and development with institutional joint venture partners.
Prior to joining Griffin Capital in 2025, Mike served as Director of Asset Management at LivCor where he was responsible for managing a portfolio of multifamily assets across the Southeast and Mid-Atlantic regions. Mike has also held asset management and acquisition roles with other real estate investment management firms, including Barings and Amstar.
Mike received an MBA with a specialization in real estate from the University of Wisconsin-Madison and a B.S. in finance from the University of Florida.

Mr. Stewart is a Vice President of Asset Management for Griffin Capital Company, LLC and is responsible for asset management oversight for the Mid-Atlantic and Northeast multifamily portfolios. Additionally, Mr. Stewart assists in the acquisition and disposition of investments, investor reporting, and cultivating relationships with joint venture partners.
Prior to joining Griffin Capital in 2025, Mr. Stewart was with Clarion Partners for 19 years where he served more recently as a Senior Vice President, Asset Manager / Multifamily, having successfully led the strategic investment execution and operational oversight of a multifamily portfolio located in major markets along the east coast with a GAV in excess of $1B.
Mr. Stewart has over 25 years of experience in asset and property management. He holds a Bachelor of Science degree from Virginia Polytechnic Institute and State University.

Prior to joining Griffin Capital in 2025, Ms. Nolan was Senior Vice President of Asset Management with Clarion Partners, where she held multifamily and commercial asset management, portfolio management and acquisitions roles. She began her professional career in investment banking.
Ms. Nolan has over 20 years of commercial real estate experience. She holds a B.S.B.A. from the University of North Carolina at Chapel Hill.

Brianna Osorio serves as Vice President of Investor Operations for Griffin Capital Company. Her role involves oversight of investor onboarding, client servicing, investor portal maintenance, stakeholder communications, and vendor relationships. Mrs. Osorio is responsible for optimizing daily operations by integrating talent and technology to enhance efficiency, drive productivity, and ensure streamlined workflows.
Prior to joining Griffin Capital in 2025, Mrs. Osorio was the Director of Operations at First Foundation Advisors. She has over a decade of experience in the wealth management industry with a strong understanding of the advisory and institutional landscape. She holds a B.S.in Business Management and an MBA from California State University Long Beach.

Michael Shlau is Assistant General Counsel for Griffin Capital Company, LLC. Prior to joining Griffin Capital, Mr. Shlau served as outside counsel to The Inland Real Estate Group of Companies, Inc. and Sears Holding Corporation where he managed all aspects of commercial real estate transactions including acquisitions, dispositions, financing, and property management issues. Mr. Shlau also has significant experience representing multi-billion-dollar REITs, tenant-in-common and DST investors, and QOZ funds.
Mr. Shlau holds a B.A. from Indiana University-Bloomington, graduated with honors from Chicago-Kent College of Law, and obtained his LL.M. in Real Estate from the University of Illinois Chicago School of Law (formerly the John Marshall law School) with High Honors.
